We acquire and operate multifamily assets to hold through market cycles, using disciplined execution, long-term fixed-rate debt, and tax-efficient structures. A core component of our strategy is strategic cash-out refinances โ€” improving operations, increasing NOI, and returning invested capital without triggering a taxable sale or relinquishing ownership.

Unlike a sale, a refinance allows investors to receive capital back tax-free, while continuing to own the asset and participate in future appreciation. It preserves the long-term compounding power of real estate rather than interrupting it.
